
USD Master Lease
Pacific Ridge
USD offers housing at Pacific Ridge under a master lease in 2 bedroom/ 2 bathroom apartments for 4 residents and 3 bedroom/ 2 bathroom apartments for up to 6 residents. There are a mix of single, double, and triple rooms spread throughout our inventory.
Apartments include air conditioning, an in-unit washer and dryer, a living room, and full-size kitchen with a full refrigerator/freezer, microwave, and oven/stove. Utilities and WiFi are also included.
Continuous occupancy is provided at no additional expense to residents that fulfill the full academic year housing contract.
All rooms are furnished by USD with a twin extra long (80") bed and mattress, a desk, and a dresser.

RAs are present during the evenings for all residents.
All residents under the USD Master Lease at Pacific Ridge must submit a parking space request form via the housing portal to be issued a garage remote at check-in.
In order to spread costs more fairly, every resident who requests to park a car will be charged an equal amount. This change ensures a more consistent and fair cost distribution for all residents.
The cost is estimated between $225- $350 per semester. The final amount will be determined based on how many residents request to park.
The central housing office will issue the resident an access code so they can register their vehicle with the Reliant Parking portal. All residents who plan to park a vehicle need to register their vehicle and pay the $25 registration fee in order to avoid being ticketed or towed.
Guest passes can be requested through the portal but only after the resident is registered. Additionally, residents may only park in their assigned/designated parking spaces unless otherwise directed.
WiFi & utilities are covered by USD (including water and electrical), but Pacific Ridge requires that all residents purchase renter’s insurance.
- You may use any provider of your choosing or use GradGuard, a company that partners with USD Residential Life.
- Check with your parent/guardian, as sometimes, family homeowner insurance may cover your renter's insurance.
The mail center cannot process mail for students living at Pacific Ridge. Residents must set up a parcel pending account to receive mail at Pacific Ridge. There is a $25 annual fee.
Residents under the USD master lease will submit work requests for furniture related concerns (if their desk breaks etc) via the housing portal.
All other facility related concerns should be submitted through Pacific Ridge's building links maintenance portal. Information for how to register/create a building links profile is sited in each welcome packet.
